So I’ve been thinking about this for a while and don’t plan on posting to the main but I feel that Whites “death” was quite poetic. The man who was corrupted by power and was a total evil, he went on to devour people and take there souls and use them for power. In the end he wanted Baam to become the same thing he wanted, A person to be corrupted and he got what he wanted as we have seen with Baam. But what I like about his “end” is that he went from someone who devoured the weak and thought of them as trash was ultimately devoured by the same type of people he devoured. You don’t have to agree just though it was quite interesting for me. Also I still dislike the ending to the fight

American Homes 4 Rent ($AMH) is in the business of acquiring, renovating, and leasing single-family homes as rental properties.

Now here's the interesting part. CFA Brent Nyitray in a recent article claims the stock is trading at near book value:
American Homes 4 Rent owned 52,873 homes at the end of 2020. It purchased them at an average price of $189,129, which means the gross purchase price was just under $10 billion. Their average home was purchased in 2014. Since mid-2014, the FHFA House Price Index has risen by 69%. This means the value of its real estate is actually closer to $17 billion.
If you add the $6.9 billion in home price appreciation to the current book value of $6.6 billion, you get a new book value of $13.5 billion. When you consider the current market cap of American Homes 4 Rent is about $13.4 billion, you see the stock is trading at just about book value. In other words, it's a lot cheaper than it initially appears.
In another article back near September, an SA author John Windelborn also covered this topic:
One of the hidden tailwinds for an equity REIT is the appreciation of the underlying real estate that has to be depreciated off of the balance sheet due to accounting rules. Based on their recent dispositions info, the average house that they sold in Q2 was for approximately $287,000. According to the Fed, the median sales price of a home has increased 16.2% in the past year.
If you hold 54,000+ homes at say $241,000, and the median sales price of a house goes up ~16.2%, then you could assume that it’s worth about $287,000 and you’re looking at an increase in value of your assets of over $2 billion. That’s for a company currently worth $15.6 billion. Like other equity REITs, AMH can engage in capital recycling, where they trim their portfolio of assets priced at a premium to buy undervalued opportunities, just to later sell those for more profit. Essentially buying low and selling high. If prices don’t appreciate meaningfully, then just engage in your primary business and hold the properties for rent.

2022.01.26 14:59 Cxzador New guy struggling advice needed + [RANT]

I had the worst day at work where everything that could've went wrong did. Because I am new and a part-timer I don't know how to do a lot of things (only been payed for 4 shifts I think), I skimmed through the FiveGuys University videos because I am a Med student and have a lot to do.
I made many mistakes which caused the manager to get mad at me and its hard to communicate to her because I am really tall and she is very short with an obscure European accent (Needing to bend down a lot to hear here while we rushing). Its annoying cuz I like working there, it is way better than my previous job as a care-assistant which I didn't get trained for. However, its still a similar situation where I am stressed out because they say ''faster'' and I simply cant or they ask me for something and then I have no idea where said item or what they are asking of me. I never learn something just by watching someone do it or by them telling me what to do, ESPECIALLY First time. I need to figure it out for myself but understandably I don't have the power to do so and managers don't have the time with too many customers on the line.
Even today, my first time as a cashier, I thought I did pretty well but at the end my manager said I lost a lot of money on till which didn't make sense to me (I was almost certain I gave the right amount cash)- I mean it literally says the amount on the ticket WTH? Onetime I overheard more experienced employees gossiping, presumably about me and my performance. They joked that I was an inconvenience and said ''your fired!'', before being nice to my face then teaching me how to do the Floor. Whilst this was probably aimed at all part-timers (who work one shift a week according to her) its just discouraging man.
In short I want to get better at my job I mainly do opens and 1pm-9pm shifts, whatever they're called. This is my first real job ever and I am slow, clumsy and have massive performance anxiety which I am seeking help for. How do I get better at opens (Smashing, Balling the meat) is the videos actually helpful etc. etc.
